    Default 美国房市恶化 房屋止赎率上升48%创下新高

    据英国《泰晤士报》13日报道,受到目前美国国内通货膨胀率攀高的影响,美国房市持续恶化,房屋止赎率上升48%,创下了历史新高。一名华尔街著名经济学家13日警告称,尽管美国房市不断恶化,但是目前还没有到达谷底,未来房市危机还将迎来更黑暗的时期。

      德银佳华驻纽约的资深市场经济学家凯文-诺甘预测,由于食品价格和燃料价格上涨没有任何放缓的迹象,到八月份,美国国内的通货膨胀率将上涨至5%。他警告称,房屋价格、建筑活动和住宅销售至明年为止都将会出现大幅下跌。


      诺甘对评论对美国住房拥有者来说十分的刺耳。在上个月,美国房屋止赎率上升48%,创下了历史新高。与此同时,据美国官方公布的数据显示,与前一个月相比,生活成本又上涨
      据美国房屋止赎率监测机构--房地产数据公司RealtyTrac数据显示,在五月份,大量美国房屋拥有者严重拖欠他们应当偿还的住房贷款,与去年同期相比,上涨了48%。在上个月,有261255名美国房屋拥有者申请房屋止赎。目前在美国全国范围内,每483名房屋拥有者中就有一人失去或濒临失去他们的住房。
      尽管在俄亥俄州,房屋止赎率上升相对较为缓慢,但是内华达州、加州、亚利桑那州、佛罗里达州和密歇根州房屋止赎率出现了大幅上升。
      在内华达州,上个月里平均118名房屋拥有者中就有一人收到了丧失抵押品赎回权的通知,这一比率超过了美国全球平均值的四倍。在加州,平均每183名房屋拥有者中就有一人面临丧失抵押品赎回权。

      房屋止赎指任何房屋拥有者,其中包括收到违约通知的房地产拥有者,拖欠住房贷款超过一个月,他们的住房将被银行收回,或他们的房地产将被拍卖。


      在房屋拥有者努力偿还住房贷款的同时,他们还将应对自去年11月份以来的高通货膨胀率。与去年同时相比,上个月食品价格上涨了0.3%,能源价格上涨了4.4%。


      攀高的通货膨胀也使得美联储面临压力增大。目前外界普遍呼吁美联储考虑提高目前2%的基准利率,以抑制飙升的物价。诺甘称:目前概率已经出现了转变。在四月份,美联储暗示他们已经结束了新一轮的降息行动。现在他们的发出的信号又变了,他们开始关心通货膨胀了。不过我认为,美联储等到明年才会上调利率,因为他们不想让使美国经济陷入严重衰退的风险加大。
